Key Steps/Tips for Pre-Buy Research

1) Gather details and information – use a form if possible to save time. Need to know minimum:  – Property address, Why selling, Loan balances/payments, Tax balances/payments (and if portion is included in property tax), Water/sewer costs per year, and if rented how much rent and details on lease   

2) Ask for missing information. Mention you need the loan information as it gives you more options.

3) Keep them engaged with spurts of questions. Never make commitments until you have all the info.

4) Research the property with Google maps, Realtor.ca comps, Provincial Assessments, Kijiji. Post a test rent ad right away.

5) Initially discuss a broad solution without committing to specific details about price etc. For price use “market price”. For payments use “costs of the property” including repair. For term use “set period of time”
